Landlord entered my rented home without my permission.?
The landlord may enter the dwelling unit without consent of the tenant in
case of emergency. The landlord shall not abuse the right of access or use it to harass the
tenant. Except in case of emergency or if it is impractical to do so, the landlord shall give
the tenant notice of his intent to enter and may enter only at reasonable times. Unless
impractical to do so, the landlord shall give the tenant at least 24 hours notice of routine
maintenance to be performed that has not been requested by the tenant.
My landlord entered the home to clean out the furnace that he does routinely every year. All other times I was home when he did this, but this time, I wasn't home and he came inside anyway with his key without any notice. What can I do about this? This wouldn't be considered an emergency like stated above in VA. laws is it?
Donā t be confrontational, but express the fact that you would appreciate notice before hand. You might consider the words ā I feel violatedā if the situation presents itself.
If you try to pursue any legal action he could embellish his actions to indicate an emergency ā ¦in other words he could lie.
I guess now it depends on what you want to do. Confront him on it, perhaps, and also consult a lawyer if you want to break your lease. You have legit grounds to do so, as he's broken your contract.
Let the landlord know that you have a right to be notified when he is coming over for maintenance. Sometimes they forget to call in advance; I'll bet that's all it was. Probably realized it was getting cold, and thought he'd better get the furnace attended to, and today was a good day.
Be happy he cleaned the thing out so you don't have to spend more money on the heat.

so you should talk to him but not confront him, just be nice and let him know the next time you would like to get a call or a note when he plans on doing more things like that.
i can understand how you feel but do we really need to sue over this? i bet you have better things to do then to go to court and then have to move to a new apartment.
